Supplement to Installing the Corner Bead

How do I get Bubbles and Wrinkles out of My Corner Bead?

It seems there are a few concerns from people installing the corner bead on their projects. This is a normal complaint from most anyone who is a first timer at installing corner bead. Don't worry, you can install it like a pro.

First and foremost, NEVER use Screws! Screws cause more bubbles and wrinkles in the corner bead and WILL inevitably leave you unsatisfied with the finished project. The reason for this is that whether you use metal corner bead or plastic, screws can twist in too tight and rip through the corner bead.

If you use a screw gun the screws will almost always go in too tight. If you want your corner bead project to take you weeks to finish, then you can use the old hand and screwdriver method therefore, you can be really careful not to screw the screws in too tight. One of my favorite sayings: save yourself a dime, do it right the first time.

Nails are the best thing when using corner bead. Everyone has their own likes and dislikes. I prefer to use only metal corner bead with nails. The best nails to use are 1 x 1/8 inch sheetrock nails. I have found over the years that metal corner bead with nails is the easiest to use and makes a cleaner finish.

If I am training someone and there is a need to take the corner bead off and do it again, the piece of corner bead that is damaged cannot be reused but, it can be cut away and a good piece put in its place. I have found that metal corner bead is easiest to do this with. There is less damage to the sheetrock than if using glue and, it seems that more of the corner bead is damaged if using plastic corner bead. More oft than not, things do not need to be redone, but I don't like to be put in a position that makes unnecessary work. Who does?

So, after measuring your corner bead apply the corner bead to the corner making sure the edge of the corner bead is flush against the ceiling. Starting in the middle of the corner bead on either side, is where you want to stick your first nail. As it is the middle of your project, you may want to put a nail on the left side and the right side but it is not necessary.

You can either work upward to the ceiling or downward putting in the nails in an alternate fashion staggering the nails from one side of the corner bead to the other until you reach the top. If You get bubbles or wrinkles and cannot smooth them out while nailing, then you can just stick a nail in the stubborn bubble and it should be fine. Always start in the middle of the corner bead and work one way or the other. This allows the bubbles and wrinkles to be pushed outward as you nail.

If you are using a crimper, make sure you are using the right one. If you are using bullnose corner bead then use a bullnose crimper. If you are using regular corner bead then use a regular crimper with mallet.

Also note, that if you use plastic corner bead you cannot use a crimper. This would be apparently obvious to some, but to others it is not. Therefore, without any disrespect; you can only crimp metal. You cannot crimp plastic.

When applying your second piece of corner bead to the same corner, make sure they do not overlap. Make sure they butt up to each other nice and tight. This will cause less work for you in your upcoming steps of taping, mudding and sanding. And, you will much appreciate your diligence in paying attention to the little things that matter big.

Last and most importantly of all, Make sure you have a double meat hoagie, chips and a beer because you will be proud of a job well done.

The basement can be kept a little more "messy" than the other rooms of the house so if your hobby has to do with paint or something else that might create a mess, the basement may be just the room you were looking for.

It might just be a lot easier than you think to get the money you need to finance your home-building dream. In this article, I identify seven financing strategies, and I know that at least one can work for you.

Don't let that dream die! Building your own home is one of the most exciting, and nobl5B4e endeavors anyone could ever attempt. I want to encourage you to explore all the ways that you can make this happen for you. The money necessary to take you from dreaming and scheming to planning and doing is waiting for you.

Which approach is right for you?

1) Your local banker:

Your local banker is there to make money. He makes money by making loans. He sees a brand new home as a great investment for you, and for him. Yet, this won't work in every case. Here's what you need to ask:

Find out if he makes construction loans to owner builders. Ask him how much down payment is required and if you need to own the building parcel free and clear of any loans. Be sure to also ask him if a General Contractor is required.

2) A mortgage broker:

This can be a great option. A few of them will specialize in construction loans. A mortgage broker usually has more options available than a bank and you can learn a lot from a good broker. Be sure to ask her the same questions you would ask your banker.

She can arrange for the money for you from "institutional" sources (like bankers do) or she can find private lenders. Private lenders will usually cost you a little bit more but it is often well worth it. You should definitely consider this option and compare.

3) Rich Uncle:

I'm never surprised to find this option working for some people. No, it doesn't have to be Uncle Bob, it c5B4an be any family member or friend. Be sure to keep it a business transaction. And it needs to be profitable for the "investor".

You'll usually save money on fees when you borrow this way but don't expect it to be free. You'll want to make it official. Using a real estate attorney would be a good way to draw up the papers correctly. Done right, it's a great deal for you and a great investment for him or her!

4) Home equity line of credit on your current home:

You'll have to check the laws of your local area but this works very well for many people. Your existing home will usually have to be free and clear to have enough value to fund a construction project or you'll likely have to add cash yourself.

This type of loan is probably the least expensive to set up and the easiest to access during construction. If you're in the position to do it this way, it is probably the way to go. Again, check the laws, then check with your banker to set it up.

5) Borrowing against your investment portfolio:

You'll need a substantial investment fund to pull this off. But, if you have it, it usually makes sense to borrow against it rather than sell it to fund your home building. This way you'll keep your growing assets in tact and add another!

Naturally, you'll want to get expert advice first. You don't want to borrow against investments that are losing value. (Why would you even want to keep these?) Wi5B4th this option, the fees are low and the loan can be paid off at the completion of your home with a regular mortgage.

6) The Pay-as-you-go construction "loan":

Right, this is not a loan! But it is a way of funding your project. I'm not in favor of it though. However, if you want to do this, don't neglect setting out a very clear plan for the money and the time it will take. If you can't finish in two years, (3 maximum) I wouldn't do it, period.

7) Packaged, panelized, kit homes with financing:

This might just be your best option but you'll have to do a lot of research on this one. There are kit home/panelized home packages all over. Some are good and some not-so-good. Sears Tower
Architect Bruce Graham designed the Sears Tower of Chicago in 1974. At 1450 feet, and 110 stories, it is the tallest building in the United States of America. Bank of China Tower

Different Types of Tile Shower Pans

Your tile shower pan can be of three types. If you are considering installing a new shower you should know your choices. If you have problems with your current shower leaking, knowing how the shower is put together helps you talk to a tradesman who will work on it.

Traditional Tile Shower Pans

Most likely your existing shower pan is made using traditional methods. That means the5B4 shower floor is built up with masonry or a cement mix. The concept used for this method is simple, but there are several tricks and some art involved. This method if properly done will produce ceramic showers that work great for many decades.

Very briefly the traditional pan is built as follows. First, set a special shower drain in place with the drain top at the height of the finished floor. Make sure you have a good solid sub floor topped with roofing felt. Then pour in mortar mix and slope it to the drain. The next layer is a waterproof vinyl membrane. This sheet is the waterproof barrier which is glued to the drain. Above the membrane or liner goes the top layer of masonry sloped to the drain. Then finally install the tile and grout to finish the floor.

Know that the masonry and grout in a shower floor are not waterproof. Only the vinyl liner is waterproof. If installed properly, you have a long-lasting set-up. If mistakes are made, you have a problem. Also the shower floor is not maintenance free. The joints at the floor to walls must be checked regularly and may require caulking from time to time.

Fiberglass Shower Pans

A quick and easy way to build a shower pan is to install a fiberglass pan made for this purpose. These are the pans you see at building stores. Tile cannot be installed on these pans. It's fast and relatively easy but fiberglass pans have negatives. These pans do not last as7E5 long as traditional pans. They are easily scratched and damaged. And a fiberglass shower pan does not have the luxury look and feel of a ceramic tile shower.

Tile Ready Shower Pans

There are several systems now that make installing a shower pan faster than the traditional way. All the systems use a vinyl pan with an integral drain designed for installation of ceramic tile over the top of the pan. Methods vary, but systems contain material to line the walls and make a completely waterproof shower. Some systems use a mortar base for the shower pan to sit on. Others use a special foam base.

The advantages of these systems over traditional systems is speed. No waiting for mortar layers to dry. Also the level of art and skill for the installer is less. The disadvantage is cost. Typically the tile ready showers are far more expensive than a traditional tile shower pan. The material is sometimes as expensive as the whole job cost the traditional way.

Laying Karndean Flooring

(The screed will not totally level the surface however.)

Before you commence to lay the Karndean tiles or planks allow them to acclimatise to the room for at least 24 hours. Unpack the flooring and leave to sit in the room - this will avoid the planks or tiles expanding or contracting after they have been laid.

Karndean supply several different adhesives to suit the different subfloor materials, choose the correct adhesive for your subfloor. Spread the adhesive onto the floor using the trowel that comes attached to the adhesive container. Ensure that you spread the adhesive on a manageable area to ensure that it does not go off before you have been able to lay your tiles or planks.

Once you have laid the flooring roll and cross roll the entire floor with a 100lb roller. Check again in 2506 to 3 hours and reroll if necessary (or if recommended on the adhesive container.) Do not walk on, wash or polish the floor for the amount of time recommended for the adhesive you used.

Buyers are more likely to value rooms important in their everyday living, like kitchens, bathrooms, and family rooms, and see an office space as more of a bonus than a necessity.

This list is by no means a cut-and-dry order of areas you should remodel, but it does give you a general guideline of the remodels that might have greater benefit when it comes time to sell your home. Remember, though, that the location of your home, construction costs, and time frame are constantly changing and uncontrollable variables that can greatly affect these percentages.

Building a Home Addition

Besides providing your home with more living space, a home addition can be a terrific investment. However, before embarking on such a project the homeowner should first consider several important items. These items include: home market values in the neighborhood, financing, size and scale of project, architecture, timetable for completion, personal disruption/inconvenience threshold and the sweat equity commitment level.

Size of Addition and Market Value

Prior to actually breaking ground on a home addition, it is best to first determine what you are looking for in terms of additional living space. For example: How many square feet? What types of rooms? Once this is understood, it is then important to find out the market value of homes in the local area with similar size and features to the new and improved home. With this information the homeowner can then calculate the difference between their current home market value and the new and improved home market value. This difference should represent the maximum budget for the new addition if a positive investment is desired. For example, a homeowner would not want to spend $50,000 on a new home addition that provides only $25,000 in increased market value to the improved home.

Financing

The next important question involves how to fund the home addition. Unless the project is being funded via cash/savings then financing will be required. If current mortgage rates are higher than the existing mortgage, then a home equity loan will probably make the most sense. If current mortgage rates are lower than the existing mortgage, then refinancing the entire home, including the cost of the home addition project, may make the most sense.

Architectural Considerations

Once the financial items have been addressed it is then time to focus on the size and scale of the project, as well as the architectural and aesthetics of the new addition. The addition should be of size and scale such that it aesthetically melds into the original house. It should not be too small or too big. Frequently, homeowners get carried away and add large amounts of new living space without sufficient thought on the outside appearance. From a market value, there is more to a home than just pure living space. A home needs to maintain its exterior aesthetics as well. It is important to consider such items as siding, doors, windows, rooflines, and elevations. All should meld into the existing home exterior seamlessly and aesthetically.

If an architect is not planned for the project, then the homeowner should at least make some sketches of the home exterior with the new addition. The building inspector will probably require them anyways during the permit process. Also, there are many Home Design software packages on the market today that can help create such drawings.

Schedule and Sweat Equity Commitment

The next two items that should be considered include the timetable for completing the project and the homeowner sweaty equity commitment level. Many homeowners assume they can do a lot more than they are either skilled to do or have the time to do. From personal experience, I would suggest contracting out the site/ground work, rough framing, Roofing, siding, heating/cooling, and the drywall. All of these tasks require skill, time and brawn. If local laws permit, electric and plumbing may be tackled by the homeowner. However, both require skill and can be life threatening if not performed properly. Other tasks that a homeowner could tackle include installing interior doors, finish trim, painting, cabinet installation, tiling and hardwood flooring. Prior to a homeowner signing up to any specific task however, they should first honestly assess their skill and available time, and compare them to their project schedule. If they dont match, hire the contractor.

Threshold of Inconvenience and Disruption

Finally, a homeowner should consider their threshold for inconvenience and disruption. A home addition, particularly if it involves the kitchen, is very disruptive to todays busy lifestyles. It is also a dusty, dirty and noisy endeavor. In addition, dealing with subcontractors can be challenging at times. For a typical addition anticipate several months of effort and inconvenience.

If after assessing all these issues you are still willing to move forward with the project, contact your subcontractors, pull your permits and get ready for an exciting time. For most homeowners tackling a home addition is a positive experience that provides both new living space and a great investment.

Be Your Own General Contractor and Save Money

If you are like most people your home is probably your greatest asset. With this said, it is natural that you would want to increase its value, keep it appealing and enhance its livability. Most homeowners would also like to be able to save themselves thousands of dollars by doing work on their own home and not having to hire a professional trades person. The value you add to your home by improving it yourself is called "Sweat Equity." The idea is that the less you pay to improve or enhance your home, the more profitable your home will be at resale time. Before attempting any project yourself always consider the scope of the project and what your real skills are.

What is a General Contractor?

Homeowners are sometimes not skilled enough to do their own projects so in order to save money some take on the role of general contractor when they are faced with a large project. By doing this they can often save 10-20 % of their total project cost.

So what does a general contractor do? They are usually hired to manage and oversee large home improvement projects, act as the main contact for the homeowner, help to ensure that the project goes smoothly and that the work is completed on schedule to the homeowner's satisfaction. Many homeowners feel that they could handle the role of a general contractor - and some of them have.

Let's find out more about the typical responsibilities placed on the general contractor's shoulders.

Responsibilities of the General Contractor

The general contractor is in charge of the home project start to finish-and everything in between! Here are some key elements of a project that a general contractor needs to be trained or skilled in.

A good general contractor knows which parts of the project will need a permit. He will also know how to apply for them and how to properly complete the paperwork. - Receives and Evaluates Project Estimates - most general contractors have a network of quality sub contractors they rely on. For each trade needed good general contractors will get at least 2 bids to compare pricing. This can be the most time-consuming part of the general contractors' job. What he may be able to do in a few days could take the homeowner many weeks.

- Schedules the Different Trades - this can be very confusing and extremely frustrating for the homeowner. The general contractor knows what is happening all the time and what needs to be scheduled next. Like they say, "Timing is everything". This is so true in the construction industry.

- Responds to Questions and Problems - even with the best general contractors something is bound to go astray. Major delays can occur if issues cannot be resolved in a timely manner.

- Ability to Arrange for Inspections - throughout the project inspections will be needed in order to proceed to the next phase. The electrical and plumbing parts of the project need to be inspected at specific points. A good general contractor will anticipate when an inspection will be needed and plan accordingly.

If you feel confident that you have the SKILLS and TIME to be your own general contractor - go for it! Maybe you know someone who has been his or her own general contractor before. Ask them about their experience and learn from them. Most importantly, be honest with yourself - if you have ANY doubts, call a professional!

Developing a Garage Addition Building Plan and Estimating Garage Addition Costs

The decision to add on a garage addition to a home is one of the best home improvement projects a homeowner can make. A garage addition provides great utility and can significantly increase the value of a home. Prior to actually breaking ground, however, a garage addition plan and garage addition costs estimates should be developed.

A garage addition plan starts with making initial sketches of the garage addition concept and evaluating how it will tie in with the existing home structure. Though most homeowners prefer a large garage, it is very important during this phase to consider proportions between the existing home and the new garage addition. To aesthetically look appealing from the road the garage addition length should not exceed two-thirds the length of the existing home. Otherwise the garage addition could overwhelm the existing home structure. The depth or width of the garage addition is less critical from an aesthetic standpoint, as it is usually less visible from the road.

Estimating the garage addition costs depends on who is building the addition. If the homeowner plans on acting as his or her own general contractor and performing some of the work (e.g. the framing) then costs will need to be calculated starting with the bill of materials generated during the planning phase. With a comprehensive bill of materials a homeowner can provide much of the list to any home improvement store where they can fill out the pricing information for the specific items for the project. For specialty items such as garage doors, garage door openers, and in some cases lighting and plumbing fixtures (if required for the garage addition) the homeowner may need to contact specialty stores for pricing. The subcontractors may also be able to provide some unit pricing (e.g. garage doors).

If the homeowner is acting as his or her own general contractor and will require subcontractors, then it is important that they identify early the subcontractors and review with them the plans and development schedule. Each subcontractor should provide a firm fixed estimate for the particular job based on the plans and bill of materials. In addition their bid should also include start/complete dates for the particular job.

With garage addition plans and costs estimates in place the homeowner can then proceed with pulling permits and developing a fairly accurate building schedule.

Once permits have been approved, construction of the garage addition can begin. It is important to note, however, that even with the best plans in place things happen and schedules slip. To mitigate schedule slips a homeowner acting as his or her own general contractor should factor in some buffer to the schedule and always be looking ahead several weeks during the entire project. They should regularly check with suppliers to ensure building material will arrive when required and should occasionally check with subcontractors to ensure that their schedules are still in line with your garage addition project.

With these simple planning, budgeting and scheduling issues addressed prior to the start of the project, building a garage addition can be a positive experience both pre and post construction phase.
